The Bruhat Banaglore Mahanagara Palike which is known as the (BBMP) is probable to officially make a declaration soon about the slabs for the advancement charges for these properties to receive a A Khatas. The Palike is likely to fix Rupees 350 per sq. m. as the advancement fees and also for lands which are measuring up to around 1,000 sq. m. and Rs. 300 per sq. m. for such lands which are spread over more than approximately 1,000 sq. m. of the entire area.

Mr. BS Sathyanarayana who is the Mayor of Bangalore discussed that the authorities had submitted the details of fees to the high court which was conducting the hearing for a related case. They have recently received a green signal from the court. The announcements about tit as a model code of conduct could not be made due to the LS elections were in full swing. Thus, there are expectations of this notification to be soon issued.

This new strategy will definitely help the land owners and also the property owners to convert their property for agricultural use. In the present scenario the B Khatas which doesn’t permits them to apply for bank loans, but by the payment of this so introduced betterment charges will definitely let them get converted to the A Khata and hence, it will help them to apply and raise loans on their property. It will also help the cash trapped BBMP to generate adequate revenue of nearly Rs. 200 Crore by the payment of the advancement charges.

Doing so; the owners of land will receive the choice to pay the remuneration in four installments which is quite at the favor of the land and property owners. Those owners who wish to pay through more than the four installments will have to pay 1.5percent as interest per month along with the installment money.

During the year 2011 the BBMP affixed the custodies according to the different slabs. This same instance was interrogated in the high court, this situation directed the BBMP to formulate a committee to adjust and fix a uniform fee. Then during the year 2014, the Palike secured and fixed a common fee and permitted it in front of the council and then later surrendered an affirmation in the court about the new fee to come in to force as directed according to the regulations.

In 2011, the BBMP had fixed the charges in different slabs. This was questioned in the Karnataka high court, which directed the BBMP to constitute a committee to fix a uniform fee. In January 2014, the Palike fixed uniform fees and approved it in the council and later submitted an affidavit in court about the new fees to act as per its directions.

Thanks for the Authorities for viewing the problems of the partial approvals, for me your decision will help a lot for my future because I got B-khata from my builder for that I’m not getting any loans from the Banks. If once partial approval case is going to take proper decision from the court, like me other property owners will get so many benefits from BBMP.

I bought a well sizable plot from the agent but he gave me B-khata. After few days I came to now B-khata is not having any value in BBMP then I met him and asked about the A-khata, he asked few more amounts to convert B-khata to A-khata. Since two months over till now I didn’t get my A-khata certificate I was frustrated with my builder by calling again and again but I’m getting some excuses from him. This partial approval cases has to be noticed by court so that all the partial cases turns into permanent documents for the land owners.

There are so many builders are in presents in Bangalore who are provided Partial approvals to their customers by doing fake promises. If once get to know their customers about the partial approval builders excuses to their customers by saying anything or else they will take some extra amount to make regular and permanent approval transactions from their customers. Govt of India is taking actions on those builders and giving proper approvals for them who is having partial approval’s.

Hi, I constructed 2 floor house and for the 3rd floor partial approval is having in my area so full construction on 2nd floor and the partial on 3rd floor can be approved as regular construction from the Govt or not. If this partial approval may get approved as regularization then it will be good for me to construct 3rd floor without any restrictions from the areas authorities.

Really it is difficult for the home buyers, if they buy the property without any regular approvals by trusting on the realtor's. For them treating like felt under the dark dig its impossible to come out from the darkness. There are lots of people who are living in India by constructing top floors which is partially approved by the builders from who they bought the properties. The authority of Bangalore (BBMP) has fixed the charges on different slabs, might be BBMP order will be workout properly or not let see..

Hi, I don’t have any idea regarding the real estate property, I think the idea which has taken by the BBMP is good for the partial agreement of the property owners to make it regular approve from the Govt to do all the legal activities on their own property.
